IF YOU WANT TO INVEST YOUR TIME AND MONEY IN “ALUCADO HOUSING” PROGRAM – COOPERATE WITH US!

  1. If you have a construction company, or construction and installation experience and want to build our modular houses, terraces and photovoltaics – apply to us! We are looking for partners throughout Europe.
  2. If you own land on which it is possible to build residential or recreational houses then invest in our “Alucado Housing” program. The rate of return on your capital at our affordable prices and your own energy supply will be much higher than from capital deposits.
  3. If you want to build several houses on your property, we can offer you a central energy control unit, which we will integrate in an independent room (e.g. a container), the entire energy installation working only for your facilities. For example, all photovoltaic panels placed on site on our tiny houses, terraces, walls or fences can be managed from a single location, where, in addition to a properly sized system containing energy storage, we can supply an energy generator and provide energy to our tiny houses according to the current needs (heating, hot water, kitchen service or even a charging station for electric cars – that is, “our own petrol station”). In 2023, we installed photovoltaics (150 kW) on the walls of the Provincial Hospital in Poznan (see in our References). It proved to be a great idea because with more and more beautiful panels (full-black) and their vertical location, we have improved the aesthetics of the facade, the efficiency of energy production in winter (no snow on the panels, more favourable angle of the sun rays and lower operating temperature of the panels).
  4. Have you ever thought:

– about building a photovoltaic farm, where people will live in houses with panels, park their cars under panels and benefit directly from the sun energy?

if you want to invest in photovoltaic farms, will the value of your investment decrease or increase after its “lifetime”, i.e. after 25 to 30 years? If you continue to own the properties where your 25-year old panels are installed, it is obvious that the properties will never get cheaper. So your capital invested in our “Alucado Housing” program will certainly not decrease.

– if you want to invest only in “green energy” production – then you have to know that the selling price of your energy produced with your capital and commitment will be decided by the local energy operator, not you! However, if you invest at the same time in properties equipped with photovoltaic installations, your profits will be determined only by your agreements with tenants or new owners of properties built in our “Alucado Housing” program. You will only pay for energy distribution.

  1. Therefore, if you are wondering where to invest your capital – whether in real estate or in the production of “green” energy – then invest in the Alucado Housing program, where you will benefit from both the rental of real estate and the direct sale of energy to facilities that you rent out. Today, a good investment is the one with minimal risk of losing money.
  2. Facilities for obtaining financing. The existing possibility of dismantling our cottages and assembling them elsewhere opens up the possibility of a fairly simple form of lease or other favourable formula for financing your business
  3. In order for you to feel safe investing with us in the “Alucado Housing” program, we cooperate with a professional insurance company that takes care of insuring both our business and the facilities we build.
  4. VAT rates we can apply to our program ( applies only to regulations in Poland !) – see below. We certainly qualify for the social housing program – so the VAT rate will be 8%.

WHEN CAN THE REDUCED 8% VAT RATE BE APPLIED TO CONSTRUCTION?

Thus, in accordance with Article 41(12) of the VAT Act, the 8% tax rate applies to, among other things, the supply, construction, renovation, modernization, thermo-modernization, reconstruction or maintenance work on construction facilities or parts of such facilities included in the construction covered by the social housing program.

Construction covered by the social housing program is understood to be housing facilities or their parts, excluding commercial premises, dwellings in non-residential buildings classified in the Polish Classification of Construction Objects in Division 12, and facilities classified in the Polish Classification of Construction Objects in Class ex 1264 – exclusively buildings of health care institutions providing accommodation services with medical and nursing care, especially for the elderly and disabled, as well as the micro-installation referred to in Art. 2 item 19 of the Law of February 20, 2015 on Renewable Energy Sources (Journal of Laws of 2021, item 610, 1093, 1873 and 2376, and of 2022, item 467), functionally related to them, subject to paragraph 12b. (Article 41, paragraph 12a of the VAT Act).

As can be seen from the aforementioned provisions, the possibility of applying the 8% VAT rate is subject to two conditions. Firstly, the scope of the activities performed must be related to the supply, construction, renovation, modernization, thermo-modernization, reconstruction or maintenance work on construction facilities or parts of them. Secondly, the construction facilities or their parts to which the above-mentioned activities relate must be included in the construction covered by the social housing program.

SPECIAL RULES IN APPLYING FOR THE REDUCED VAT RATES:

The provision of paragraph 12b of Article 41 of the VAT Law stipulates that the construction covered by the social housing program specified in paragraph 12a does not include single-family residential buildings whose usable area exceeds 300 m2 or residential premises whose usable area exceeds 150 m2.
