Our modular homes are typical year-round structures. They meet the WT 2021 guidelines, have a timber frame construction and are insulated with sandwich panels. Heating is either in the form of air (air-conditioning) or underfloor heating. We use aluminium as well as wooden or PVC windows. Always with a glass package with the highest thermal insulation parameters. Ventilation is either gravitational or we install recuperation with heat recovery.

We install photovoltaics as standard and this is applied in the form of photovoltaic roofs (on our mounting systems), on the roofing of the terrace, pergola or garage structure and on the walls. The main structure of the house and the roof is designed in such a way that each mounting screw is attached directly to the supporting rafters or structural columns! We do not fasten the panels to the façade or roof sheeting itself ! If you choose not to use your own solar power supply – we can use polycarbonate or glass in the terrace, pergola or garage canopies. And if you want to save money and connect your photovoltaics to the grid yourself on selected inverters – you will receive the photovoltaic panels in the basic price and you will choose your favourite system and connect yourself to the grid.

On our side is always the delivery and installation of our modular houses, terraces, pergolas, carports or garages and photovoltaic panels – each case is individually priced.

Our clients are left with the formal and legal issues of foundations, water and sewer connections and the power connection. As far as the foundation is concerned, we recommend the simplest solution –  screw foundations.

Finally, some information in terms of our prices. Because this is where our customers’ questions usually start.

The prices depend on the state of completion (finishing) you order. This is why we have divided our offer into three stages of completion:

1. “Start House” offer – that is a complete house in a closed shell state. In this version, we deliver a ready-made structure without installations, i.e. the load-bearing wooden structure (8 cm x 24 cm beams), walls with insulation, floor structure, wooden stairs (storey houses), mezzanine structure with ladder without barriers (ground floor houses), PVC windows (one-sided colour), photovoltaic roof with wiring (without optimisers and inverter), guttering and all external flashings.
2. Ready for finishing” offer – i.e. “developer’s state”. In this version – after agreeing the details with the Customer, we install the water and sewage system, electrical and photovoltaic systems (without energy storage), with distribution of wiring for recuperation, lighting, kitchen, outdoor lighting, air conditioning or sauna. In the course of these works, we install selected wall structures on the walls and fix the electrical points at the indicated locations. Of course, we modify our solutions at the customer’s request.
3. Ready for life” offer – i.e. finished and ready-to-live condition. We offer the finishing of our modular homes in three versions:

   1. Elegant classic.

   2. country” style.

   3. the “industrial” style.

   In each case, we propose to work with our interior designer, who will listen to your needs and adapt the interior design and surroundings to your dreams. But you can also use our ready-made solutions and proposals, which you will choose by looking at our visualisations. Remember – our visualisations are not only our imagination, but also our practice. Everything you see can be purchased in our shops at affordable prices. So beautiful doesn’t have to mean expensive!

In addition, our designer can supervise the finishing teams so that the effect is as we designed.

In the “Start House” closed state offer, prices range from EUR 750 per square metre for houses with a floor area of more than 60 m2 and EUR 1,000 per square metre + VAT for floor areas of less than 60 m2. In the state of completion (“Ready for finishing”), we are able to offer our modular houses at prices ranging from EUR 1,100/m2 + VAT for a larger floor area (over 60 m2), to EUR 1,300/m2 plus VAT for a floor area of up to 60 m2. We do precise pricing after consultation with the client and obtaining information – in what location and to what standard the client would like to realise their house, terrace, pergola, garage or photovoltaic installation.

When it comes to “ready-to-go” finishing, i.e. in the “Ready for life” offer (kitchen with appliances, bathroom, floors, doors, lighting, additional air-conditioning, wardrobes, furniture) to the state you can see on our visualisations – the prices for such finishing are within the range of EUR 600/m2 to EUR 700/m2 plus VAT. The service and supervision of our designer is EUR 750 per house.

Terrace prices – e.g. terrace – 4.5 m x 3.5 m with polycarbonate roof – from €1,900 + VAT. With photovoltaic panels – from EUR 2,800 + VAT.

Larger terrace or garage structures, pergolas or carports are priced individually.
